This department was set up in June 2007 in readiness for the launch of Home Information Packs (HIP’S). Although there were delays in the official launch from June 1st to August 1st 2007 for newly marketed four bedroomed homes and to September 10th for three bedroomed homes, Crank Peach Energie was well on with the process of producing Energy Performance Certificates (EPC’S) well before the official launch. The Government has now made it compulsory for one and two bedroomed homes newly marketed from December 14th 2007 to have in place HIP’S prior to homes being marketed.
The partners of Crank Peach & Co were concerned that there would not be enough qualified Domestic Energy Assessors (DEA’S) to meet the June 1st deadline. Indeed this proved to be so and the dates were moved to August, September and December. The partners took the decision to set up Crank Peach Energie with the sole purpose of providing EPC’S for inclusion in the HIP, to give a greater element of control over the speed and cost of its production. Crank Peach & Co are one of only a few agents who decided to take this commercial risk and provide a stand alone service of this type to its clients.
It has proven to be a very worthwhile venture indeed as our Domestic Energy Assessor Colin Stewart has built up such an enviable reputation in the industry for the promptness and thoroughness of his reports that he is now represented on all of the National and Local HIP Provider panels, meaning that he provides EPC’S to other estate agents and their clients. Whilst his first duty is to provide rapid reporting for Crank Peach & Company (and he can literally turn an EPC report round within 24 hours of carrying out an inspection) he is now travelling throughout the area providing thorough and prompt reporting.
So successful has this department proven, that Colin will be expanding early in 2008 and looking to recruit newly qualified DEA’S.
If you should instruct Crank Peach & Co in the sale of your property, then you can expect Colin to follow our partner in pretty well at the same time as taking the measurements and photographs and within 24 hours, you will have fully printed sales particulars incorporating a range of photographs and the EPC graphs. The EPC is then forwarded to the solicitor of your choice for inclusion in the HIP which, once prepared, can be inspected in the appropriate Crank Peach & Company office.
There will come a time during 2008 (known as the “drop dead” date) when properties that were listed on the market before the above key dates, will then require an HIP (awaiting dates from the Government) and an EPC. If you are an existing client or selling through another agent, then you might want to take advantage of having your HIP prepared anyway, after all, it might give you an opportunity of marketing your home in the same way as all of the other competing homes and it will then not make your own instruction seem “dated”.
